Englander Group, the property company of Eliasz Englander, is to speculatively develop a £100m scheme at 125 High Holborn in London's Midtown.

Talks are under way with banks to debt finance the scheme, comprising 100,000 sq ft (9,290 sq m) of offices and 25,000 sq ft (2,322 sq m) of retail opposite Holborn Tube station.

Tenants were given notice to quit last Friday, for vacant possession by the end of the year. Hanover Cube, set up by former Jones Lang LaSalle professional services head Paul Boden, is development manager.

The Sheppard Robson-designed scheme (pictured) will be the first direct development for Englander, whose traditional focus is central London investment. The scheme is

on the Holborn Links estate, bought from Hammerson and Standard Life for £118m in 2000, and retains part of the existing facade.

Martin Wright, Englander's group property controller, said: ‘The scheme will complete in the last quarter of 2008, and we think we're coming into the right part of the Midtown cycle.' Allsop and Cushman & Wakefield are the agents.

Englander has also appointed CB Richard Ellis to asset manage Sicilian Avenue, also on the estate, to improve the tenant mix.

US investment bank Bear Stearns has made one of its largest forays into UK property, providingdebt for Englander Group's aquisition of 180 Shell petrol stations.

Millionaire property investor Eliasz Englander's purchase of the portfolio - code-named Project Raven - from the Tchenguiz and Livingstone brothers was completed late last week. The final price was �460m, a 5.5% initial yield.

Englander said the buy was "a slightly different purchase" for it but offered a sound investment.

Peter Cooper-Parry, executive director at the vendors' advisor CB Richard Ellis, said: "We had a significant number of bids above �400m and got 10 fully considered bids. The majority of those were from investors that had not been involved in the petrol station market before, but were attracted by the covenant and quality of the sites."

The 180 forecourts, which Robert and Vincent Tchenguiz and Ian and Richard Livingstone bought for �300m in 2000, are let to Shell until 2019 and have a rent roll of around �26m pa. Englander was advised by Crowson Bellman Gill Adams.

Originally, in June 2005, OP announced that it was seeking a buyer for its 180 petrol stations.
